Although the owners are such a lovely family, the cleanliness of our bathroom left a lot to be desired. The toilet was dirty and looked as if it hadn't been cleaned in ages, thick dust on the underneath. The shower area had a brown thick grime which was around the whole door area which could of so easily been cleaned, wash basin dirty also. However very well situated to explore such a fab city. Neither of us rated the breakfast either and found it to be quite tasteless.

We were more than impressed with the welcome, accommodation and facilities at this property. The Owner, Murray was on hand at arrival and departure. It is absolutely value for money. The accommodation is basic, clean, comfortable and the in room facilities were more than generous. Tea, coffee Hot Chocolate etc were in abundance. The breakfast- not to be missed. All tastes were catered for including gluten free corn flakes.

L'accueil était très chaleureux alors que nous sommes arrivés à 10 h du matin. Une solution nous a été proposé à moindre co?t (7 livres) à quelques rues, on nous a préparé la chambre vite et nos valises ont été gérées. Des plans conseils en poche , le vieille ville est tout près . (Calton hill à 5 min, chateau à 20 min, Dean village 35 min bref tout à pied sans problème) Petit déjeuner t?t le matin très copieux et avec le sourire. Si je reviens à Edimbourg c'est là que j'irai.

Très chouette bed and breakfast, situé tout près de la station des bus et de l’arrêt st Andrew en bus (30min de l aéroport). Murray accueille gentiment et donne plusieurs conseils qui nous ont été bien utiles. Petit déjeuner varié pour répondre aux go?ts de tous. Chambre pas très spacieuse mais propre et salle de bain ok. Gel douche individuel en sachet. Thé/café/biscuit offert — bouilloire à disposition.

Very conveniently located for Waverly Train station and right next to bus station. We booked an overnight stay a we were attending The Playhouse for a show. Few mins walk from here too. The location is excellent! The guest house is very charming and we did enjoy our stay. Breakfast was fresh and delicious! Our only complaint , the beds very really uncomfortable. Unfortunately we did not sleep great at all! Really could do with upgrading the mattresses! Would be a gem of a place with little TLC!

This really is a little gem. It’s centrally located in Edinburgh, just a 15 minute stroll from Princes Street & the town centre. I was welcomed by Murray ( who is very helpful) & although I’d booked a single, I was “upgraded” to a double. The room was very nice. A small shower but this is usual when en-suites have been squashed into period buildings. Everything was very clean. Breakfast was delicious, with excellent service. The dining itself is a beautiful period room. It’s pretty much a 5 star review. My reasons for 4 stars then - bed was not the most comfortable & toiletries weren’t great (no shower gel). I would also add the parking - this isn’t the fault of the guest house but it should be noted that the nearby public car park was ￡22 for one night! I would happily recommend & stay again.

Excelente ByB cerca de la estacion de Bus de Edimburgo y de la plaza St Andrews donde se toma el tram que va al aeropuerto. Excelente el trato recibido por parte de Murray quien atiende el hotel como si fuera su casa.

Ce guest-house est très bien situé pour les visites et les bus; L'accueil de Murray, très serviable, est parfait. De même les petits déjeuners écossais ainsi que le confort global. Mais s'il vous est pénible de gravir 2 ou 3 étages, si vous ne dormez pas la nuit à cause du bruit et/ou de la lumière (rideaux "transparents"), alors enlevez 2 étoiles à ma note !

Up in Edinburgh for a concert. First time I’ve stayed here. No complaints. Staff super friendly. Full Scottish breakfast in morning. Nothing was a bother for them. Would recommend to anyone. Central location. Ten minute walk to Waverley station

Very nice place to stay. Murray was a great host with plenty of knowledge of the area . Breakfast was very nice and filling with a very nice selection of cereals. Although there is quite a few steps to get to your room , you will find it very comfortable.
