Stayed for two nights following our trip to the Hebrides. On arrival we were met by the host didn't give his name just the key to our room and took payment. It's a very average B&B. The bed in the room was rock hard and the pillows were uncomfortable it didn't make for a good nights sleep. The kettle wouldn't switch off automatically which is dangerous. We made a cup of tea on arrival and had the pack of two biscuits provided. Neither the milk or the biscuits were replaced the following day. Read previous reviews which said there was bottles of water provided there wasn't. There were no choices at breakfast it consisted of boxes of Kellog cereals, no muslie or fruit to add to the cereals although there was yoghurt available. It was a cooked breakfast only, no choice of smoked salmon and scrambled eggs which is standard fare at other B&Bs. I had the cooked breakfast omitting the beans and tomato. When it came the two fried eggs had hard yolks and were one on top of the other and very greasy, the sausages were thin, tasteless and just cooked on one side. My wife had scrambled egg which she said was tasteless. It has stickers on the stairs telling you which side to use going up or down, bit like a primary school. It is not a welcoming B&B. We have stayed in lots of B&Bs and cottages and I have to say this is not what we are used to and is at the bottom of the list. I don't think the hosts know what people staying expect and I am just talking about the basics, a good nights sleep and choices at breakfast even bottled water. All in all this was not a great experience, we left for home early missing the breakfast on purpose.

This little guesthouse lies wonderfully in the middle of Edinburgh. From there it is a short bus trip into the city Center. We had the room B on the ground floor, which is a room with 3 beds in there. It has a bathroom in the room. Very much space in the room and the bath is very nice. Only thing it would be better to have more towel rails so that the towels can dry better over the day and you can use them more often and don’t have to change to often. The cooked breakfast in the morning was perfect and delicious. In addition to that you could have some pastries, some yoghurts and also some different cereals. Highly recommended to stay there.

Great place, with free parking James and the team are awesome Room was great, on the top floor. Only negative would be a tight winding staircase which you had to be careful when using. Shower and bed were great. Breakfast was a standard full English which was nice Would deffo recommend and use again Also a highlighg was the free squirrels show from our window

Beautiful building,very spacious. Car park at the front. Our room at the back.was small but perfectly adequate for our stay. Lovely linen,and spotless in room and bathroom. Breakfast in the dining room was very filling. Our host was very charming. A lovely 2 night stay. Highly recommend. Thank you

Location is out of city centre.Public transport is limited.They don’t have buffet breakfast.You have to order breakfast 24 hours in advance.No room service,limited staff is available.Cleanliness score is good and price is reasonable.

just returned from a two night stay at this establishment and we both agree it was an excellent find. The welcome we received from the owner was superb, the room was perfect and I have to compliment the owners of their cleanliness, the bathroom, although small but fully functional was spotless and puts some of the top hotels to shame! Very comfortable bed with quality bedding and pillows. Breakfast was excellent with decent choice for a small establishment and cooked to order, good quality filter coffee too! The owners and staff are lovely, friendly people who work hard to make your stay perfect, a great find, handy for Murrayfield stadium and a short walk or tram ride into the centre and will definitely stay there again on our next visit to the city. Thank You.

The hosts were so kind and courteous, great service at breakfast and in general. Ample parking and handy location, it's close to the station or you could even walk into the city if you wanted a longer walk. Would definitely stay again.

Emplacement excentré etproche des commodités : tram, bus, petit supermarché situé non loin de Haymarket. se trouvant devant un large parc, la vue c?té rue est agréable. Petit déjeuner immuable, inchangeable et sans aucune autre alternative est lamentable : confiture en petite barquette plastique, pain industriel, céréales en petites boites, jus d'orange industriel uniquement , pommes et bananes seuls fruits proposés dont la fraicheur est incertaine, yaourts ne sont pas maintenus au froid mais laissés à température ambiante (mais comme il fait glacé dans l'h?tel...) pas de nutella, de fromage, servi de 8 h à 9 h, l'horaire imposé ne souffre aucune dérogation. pas de charcuterie, de viennoiseries ou même simplement de pain! Pas de décaféiné pas de chocolat chaud. Pour nous continentaux, ce n'est pas acceptable. On veut bien essayer une fois le petit déjeuner haricots blancs sauce tomate saucisse bacon oeufs au plat galette de riz grillé, tous les jours sans aucune possibilité d'autres choix, c'est compliqué. La rapidité de service n'est pas de mise. l'attente peut parfois être longue. un service de gardiennage de bagage est proposé mais il n'est pas sécurisé: se trouve dans la salle du petit déjeuner sous le présentoir dont la porte reste ouverte et donc accessible à tous. Les h?tes sont touts justes communicants, affichant un sourire juste commercial, ne s'intéressent pas au bien être de la clientèle, les explications sont succintes, rapides, commerciales. S'exprimant uniquement en anglais, le patron ne se soucie pas de savoir si vous avez compris ou pas ce dont il vous parle. Le ménage des chambres n'est pas fait, petit plateau de courtoisie très appréciable dans la chambre, insonorisé par les vitrages vers l'extérieur mais très bruyants des autres clients : bruits de voix, de clés, des système d'évacuation de l'eau. La douche est minimaliste et de très petite dimension. l'eau chaude est conditionnée à l'allumage d'un interrupteur électrique qui se trouve à l'extérieur de la "salle de bain" (largeur peut être 90 cm) . Nous n'avons jamais eu d'eau chaude au lavabo. Le chauffage est supprimé dès le 1er mai et il fait vraiment froid dans les chambres, dans la salle de petit déjeuner, la véranda et bien sur dans la "salle de bain". une couette très fine et ne couverture tout aussi fine et de très petite dimensions ne suffisent pas à un confort de chaleur. La tête de lit en tissu était sale, la literie convenable, les serviettes de bain sont insuffisantes. produits d'hygiène courants à disposition mais insuffisants. les draps de lit ne sont pas changés même pour des séjours de longue durée. La réservation de tous les petits déjeuner se fait le premier jours ainsi que le paiement complet du séjour également. En cas de défaillance, ils ne sont pas remboursés. Les réservations sont d'ailleurs non modifiables, non annulables, non remboursables. Pour les chambres en fa?ade, le parking est éclairé par des spots halogènes qui répandent une trè
